As program manager, Jensen + Partners has developed a comprehensive Master Plan for Seton Medical Center in Daly City, California, as well as a detailed space and functional program for a replacement hospital and the re-use of existing facilities. The 38-acre main campus includes a general acute care 354,000 gross-square-foot main hospital built in 1963 and two attached wings constructed in the 1970s. The earlier structure is seismically comprised and requires replacement under California’s seismic mandates. The master plan includes: a space program, stacking diagram, conceptual floor plans, 2D and 3D site and architectural massing, project budget and schedule, and the phasing and transition plan. Jensen + Partners has overseen the siting of four new buildings on the existing site and evaluated code and licensing requirements, unit-to-unit adaptability, bed support space, design considerations and sustainability.
Jensen + Partners core competency in hospital operations brings a sharp focus to the development of program guiding principles and working assumptions. Using a planning horizon of 15 years, the firm evaluated occupancy rates, market projections, and real estate opportunities for Lean Design and process improvements to realize significant cost savings. As a part of the strategic master plan initiative, Jensen + Partners is also working with real estate advisors to propose best-use alternatives for portions of the site that may be available for adaptive re-use or development.
