The Flower Avenue Laboratory building was originally constructed in 1981. The building
is a one story tilt-up concrete structure with a building height of more than 20 feet.
The upgrade of the building began with Jensen + Partners’ detailed assessment of the
functional needs of potential biotech research tenants, along with an evaluation of
the considerations for multi-tenant occupancy. It was anticipated that there would be
on-going turn over of tenants, with differing laboratory requirements.
The laboratories were provided with new air conditioning and ventilation systems to
increase ventilation rates and pressure requirements. A new chiller, which increased
the building cooling capacity by nearly 100%, was installed over a wekend to minimize
disruption to existing researchers.
Laboratory equipment replacement included new fume hoods and glass wash equipment, casework, new corridors, and office upgrades.
